FitzGerald Associates Architects provided architectural services for the conversion of the former Bollero Hotel in Palatine into The Grand at Twin Lakes, a senior-oriented housing development with 118 lifestyle residences.

The 126,000-square-foot, 196-room hotel was completely transformed into 33 studio units, 85 one-bedroom units, a restaurant dining facility, and numerous spaces dedicated to recreation and social interaction. Developed by F&F Partners, LLC, this facility marks F&F’s second senior living community. As part of the project, a new single-story structure replaced a deteriorated addition, providing 6,500 square feet of retail space.

To support the adaptation and renovation, the building’s exterior walls were entirely removed and replaced with a state-of-the-art prefabricated modular wall system. This innovative approach reduced costs and construction time while ensuring a higher level of quality compared to traditional on-site construction methods.
