Entitlements
At FitzGerald, we understand that navigating the landscape of community and municipal approvals is a crucial part of any development project. With decades of experience, we guide projects through embrace the nuance of the processes required to secure the necessary permissions and approvals. Each project presents unique challenges, and our approach is centered on ensuring that the needs of the development team are prioritized while balancing the expectations of the community and the demands of regulatory agencies.
We begin each planning effort with a rigorous discovery of the jurisdiction’s review process and as well as required public presentations and comment. Likewise we research what design elements the jurisdiction prioritizes in its process. We find that the expectations from different municipalities can vary greatly. For instance, some focus on technical planning and engineering issues, with unique building code amendments or fire department requirements, while others focus on aesthetic design of the building.
Working with other consultants and owner’s attorneys, we collaborate on the preparation of submission documents and presentation strategy to best achieve approvals. We look between the lines to uncover unique issues in the jurisdiction’s ordinances or and look at previous approvals and reach out to our local networks to see if any “hot button” or political issues are important to the municipalities staff and citizens. Often informal or formal requirements, such affordable housing, sustainability, impact otherwise straightforward zoning entitlement efforts.
What sets FitzGerald apart is our ability to anticipate potential challenges and address them before they become obstacles. Our deep understanding of zoning, land use, and community engagement allows us to guide clients confidently through the entitlement process, always with a focus on the development team's priorities. By partnering with FitzGerald, clients can be assured that their projects will meet regulatory requirements and contribute positively to the communities in which they are built.
