Foundry, at 1475 N Kingsbury, is a 27-story building delivering 327 luxury rental apartments in studio, one- and two-bedroom plans, along with three levels of secure indoor parking. FitzGerald was engaged by a longtime developer client who acquired the property after the planned development was approved. FitzGerald’s team thoughtfully adapted the design to meet the client’s preferences and requirements, providing the ownership group with a highly marketable project while ensuring compliance with the pre-approved entitlements.
Located at the southeast corner of Blackhawk and Kingsbury in the epicenter of the North & Clybourn retail corridor in Chicago’s Lincoln Park neighborhood, the project sits in a location rich in history yet rapidly developing. Foundry is part of the Shops at Big Deahl, a larger master plan that will also include The Seng (for-sale affordable condos), Common Lincoln Park (co-living apartments), and Seng Park (a new public park). A landscaped paseo between Foundry and The Seng provides pedestrian access between the two buildings, Blackhawk Street, and Seng Park. Adjacency to public transportation and nearby amenities—such as outdoor recreation, arts and culture, river access, and great shopping—make the location highly desirable, earning the site a walk score of 91.

The master plan calls for vibrant, engaging spaces along Kingsbury Street and the public park, and the building’s geometry celebrates the site’s deviation from the standard city grid. The ground floor houses the residential lobby and space for a retail tenant. Above the parking podium, the residential tower gently twists to maximize views in all directions, adding dynamic movement to the building’s massing. The cladding of the garage and tower uses a palette of rust-colored hues, echoing the site’s industrial heritage. On the residential tower, ample glazing provides exceptional views of the lake, river, downtown, and surrounding neighborhoods.
Foundry offers a robust array of amenities—cozy, authentic, and approachable communal spaces that support resident comfort and passions. The building is crowned with Chicago’s first two-story rooftop amenity, featuring interconnected indoor spaces—including a lounge, work lounge, party room, audio-visual room, and golf simulator room—and outdoor common areas, including a bi-level, terraced pool deck with an amphitheater and stunning unobstructed skyline views to the southeast.
Environmental performance, health, and wellness guide the design of Foundry’s sustainability program. This program goes beyond code-mandated minimums and “industry standards” focusing on environmentally-responsible materials that support a healthy indoor environment and lifestyle. With growing awareness of the link between the built environment and health & wellness, the project is designed and constructed to meet the rigorous requirements of both the GBI (Green Globes) and the IWBI (Fitwel) programs for Green Building and Health & Wellness, respectively.
To meet these stringent standards and achieve its sustainability goals, Foundry targets numerous environmental performance efficiencies related to energy, water, emissions, material waste, and ecofriendly material selections. Foundry will utilize energy 28% more efficiently than similar buildings, conserve over 35% of its total annual water usage, divert more than 85% of all construction waste from landfills, and be constructed with environmentally responsible materials.
