Park Station Lofts will be the first multi-use development under the new Woodlawn Preservation Ordinance. This transit-oriented, mixed-use redevelopment of a city-owned lot is just a block from the CTA Cottage Grove Green Line Stop in Chicago’s Woodlawn neighborhood. FitzGerald collaborated with Brook Architecture to design the five-story building, which will offer 58 apartments ranging from studios to three-bedroom units—70% of which will be affordable, helping to expand the supply of mixed-income housing options in the area.

At the street level, Park Station Lofts features a vibrant commercial promenade with generous building setbacks, which aligns with the City of Chicago’s goal to reestablish 63rd Street as a neighborhood center. The development includes two live/work units, an outdoor residential amenity patio, 40 auto and 50 bicycle parking spaces, and a community room for neighborhood use. Additionally, the building offers more than 3,500 square feet of retail space to support the community and encourage further engagement and growth.
