Park Heights

Park Heights is the re-envisioning of the former Shoreline Apartments, a historic 15-story, 49-unit co-op development overlooking Jackson Harbor in Chicago’s South Shore neighborhood. After a slow decline through condominium ownership and receivership, FitzGerald’s client acquired the property and redeveloped it into the 105-unit apartment community that it is today, including placement on the National Register of Historic Places.

Park Heights features studios, one-bedroom, and two-bedroom units, and amenities include a resident lounge, party room, fitness center, and a sky lounge and sky deck with views of Jackson Park, downtown, and Lake Michigan. The building’s original lobby, with ornate plaster detailing, a fireplace, and original tile flooring, was retained and renovated. Parking is provided in an adjacent secured lot.

A significant renovation of the building’s exterior was necessary, which included window and roof replacement, masonry repair, and concrete lintel restoration. Balconies, located at the inside corners of the T-shaped building, required structural reinforcement, and the exterior cladding was replaced. New mechanical, plumbing, and electrical systems were installed throughout the building.
